Kaysville is the high-end residential pocket of Davis County. Larger lots, taller trees, more custom homes, more architects, and a higher proportion of "this isn't going to fit a prescriptive table" engineering. It's our favorite kind of work, frankly.
What we do most in Kaysville
- Custom home structural design. Vaulted ceilings, large window walls, cantilevered decks, basement walkouts on sloped lots, and the lateral systems to make all of it work.
- Retaining walls. Sloped lots in Kays Creek, Crestwood, and Hidden Hollow generate a lot of tall retaining wall work. Tiered systems are common, which usually require engineering even if individual tiers would otherwise be under 4 feet.
- Premium decks and outdoor living. Outdoor kitchens, hot tubs, large covered patios, and elevated decks. Snow loads on the bench are real and the engineering has to reflect that.
- Additions on established homes. A lot of the 1990s–2000s Kaysville custom homes are getting their first significant remodel — new primary suites, expanded kitchens, second-story bedrooms.
- ADU plans. Both internal and detached. Kaysville has the lot sizes to support detached ADUs in many neighborhoods.
Kaysville-specific things to know
- Bench snow loads. Lots above ~4,800 feet start to see meaningfully higher snow loads. This affects everything from rafter spans on a custom home to deck beam sizing on a hot tub deck.
- Slope and drainage. Many Kaysville lots have real grade. That means retaining wall design, often, and it means surface and subsurface drainage is part of the job — not an afterthought.
- Custom architectural conditions. The big residential shops in Salt Lake are often set up for tract home volume. Custom homes with one-off conditions take more attention than they have time for. That's where we come in.
A recent Kaysville project
A new custom home on a sloped Kays Creek lot needed a 9-foot tiered retaining wall to create the walk-out basement and a flat back yard above. We designed both walls (a cantilever upper and a gravity-base lower) accounting for the surcharge of the upper terrace, the drainage system between them, and the soil conditions. The contractor built it in one summer and the homeowner has had zero issues two winters in.
