Farmington is one of the more interesting cities in our service area because it has two very different markets: the affluent custom-home market on the east bench, and the busy Station Park commercial corridor on the west side. We work in both.
What Farmington projects look like
- Custom home structural design. Vaulted spans, cantilevers, large openings, and bench-lot foundations. More design-heavy than most of our other Davis County work.
- Bench retaining walls. Sloped lots in East Farmington and Farmington Greens generate tall retaining wall work, often tiered.
- Premium decks and outdoor living. The architectural ambition of Farmington custom homes shows up in the deck and patio cover scope.
- Station Park area light commercial. TI, mezzanines, change-of-use, and small commercial structural work in the growing corridor.
- ADUs in established neighborhoods. Internal conversions and the occasional detached unit on larger lots.
Farmington specifics
- Bench snow loads. The east side gets real snow loads. We design to specific elevation, not city average.
- Older downtown homes. Old Farmington has a pocket of historic homes with their own structural quirks and occasional preservation considerations.
- Drainage on bench lots. Sloped Farmington lots need real surface and subsurface drainage planning, especially for retaining walls and basement walkouts.
A recent Farmington project
A custom home on a sloped East Farmington lot wanted a large cantilevered covered deck overlooking the valley. We designed the cantilever framing, snow-load-rated covered roof, lateral connection back to the house, and the foundation modifications needed to take the new dead load. Plan check approved on first submission.
